When considering buying a property in the Seychelles, whether as a second home in the sun or purely as an investment property, a range of developments exists with guaranteed luxury for all. Eden Island

Eden Island is a 40-hectare artificial island just off the east coast of Mahé, connected to the main island by a 100 metres bridge, approximately halfway between the capital Victoria and Seychelles International Airport. Eden Island faces a group of islands and islets which make up Sainte Anne Marine National Park.

Eden Island will include 450 freehold leases, comprising apartments, maisons (spacious duplexes) and villas.

All properties will include a mooring space, either in front of or close to the property. Activities and recreational facilities will include tennis, squash courts, a gym, a beach bar, restaurant, resident's lounge and several swimming pools as well as five artificial beaches.

Property owners, including up to six family members, will qualify for Seychelles citizenship for the duration of the property ownership.

A plant nursery covering 57,000m² will ensure residents a green and tropical environment.

Zil Pasyon, Félicité Island

Zil Pasyon - Creole for “island of passion” - is a property development on Félicité Island, a small heavily forested granitic island 4km from La Digue and 48km from Mahé. The highest point of the island is 213 metres.

Less than a third of the island will be developed, ensuring that nature herself remains the prime attraction. The development will include a luxury resort and spa with 35 lodgings.

Properties for sale include 28 eco-friendly 3 to 5 bedroom luxury villas from approximately 612m² to 1400m² each. Each master bedroom will feature a terrace with glass bottomed pool that doubles as a ceiling for the lounge below. Large windows and verandas will offer panoramic views of the Indian Ocean.

Villas will include private helicopter landing areas, personal butler service, dedicated concierge services and on-site property management. Residents will have access to resort facilities, including a water sports centre, tennis courts, restaurant, swimming pools and a “Rock Wine Cave” - a wine cellar set in a natural rock façade. Villa owners can participate in a rental program for their properties to be rented while they are not at the island.

Île Aurore Nouvelle - Dawn of a New Island

Île Aurore Nouvelle is a brand-new 125 hectares artificial island off the north east coast of Mahé set to become an 18-hole championship golf course and luxury residential estate.

The island will be connected to the mainland via a palm-fringed raised causeway. There will be a 5-star hotel and a waterfront marina. A casino and a conference centre will be built on an annexed island. Golf carts will be the only available means of transport on the island.

Properties for sale will include 144 luxury villas and 90 condominions built around the golf course. As part of the ownership programme foreign buyers will be granted Seychelles citizenship by the Seychelles government.

When complete, Île Aurore Nouvelle will represent the largest single investment in Seychelles leisure and tourism industry to date. The construction will be completed in 2012.

Four Season Residences - Anse Petite Bay, Mahé

The Four Season Residences on the south west coast of Mahé are hilltop properties harmoniously intergrated within lush tropical landscapes with panoramic views of the Indian Ocean and a perfect beach and bay below.

The design by renowned Balinese architecht Yew Kuan allows the villas and properties to uniquely differ from one another. For example, one villa may have a 50-metre infinity pool while another may have a natural waterfall running down steep rock formations.

Buying and developing an empty plot of land in Seychelles
